I wanted to report that I just closed a short sale!  It was an excruciatingly, long process for everyone involved.  We had to have the first lien holder revise and extend their approval 3 times while waiting for the 2nd lien holder to give an approval.  Did I mention that the second lien holder was only owed $19,000 but took 3 1/2 months to make the approval?

By the way, something to keep in mind when processing these short sales in our current market environment is increasing interest rates.  Most buyers won't be able to lock a rate because these transactions take longer than they can lock for.  Based on this, some of the buyers may get priced out based on their interest rate increasing.  Keep a close eye on this.  It almost happened in this hard fought closing I just had.

It's been hot here at the coast in Ventura County.  Really HOT!  This time of year is notoriously cool here in Ventura.  We call it June Gloom.  It's usually foggy most of day, just about every day starting in May sometime, continuing through the end of June.  Not this year.  Wow, it's been a warm year already.  Anyway, I bring this up because today I decided it was definitely time to quit holding out for that 62 degree high and get the down comforters off the beds in favor of light, cotton quilts.  There's a small problem in my house, though, we've got 6 beds.  We have a pretty big linen closet, but with 7 people in the house, it's already full of towels and spare sheets.  What the heck to do with 6 down comforters?  Have you seen those infomercials with those really irritantingly, loud people telling you how amazingly wonderful the Space Bag is?  I had seen it.  Didn't believe it.  None of those infomercials have products that are worth anything.  Right?  Wrong - love, love, love the Space Bags.  I folded up the comforters, put them in the bags, got my vacuum, and vacuumed out the air in about 30 seconds per bag.  I stacked them all on a shelf and I'm done.  Unbelievable.  They truly take up less than a third of the space they would have without the bag.  Not to mention, it's all sealed and keeps the dust and mites away.  Very cool!

We've got as new member fo the family as of a few days ago.  Micki Bird (named by my four year old son, Roman) has joined our household and she's blending in just fine.  She was born on April 9th to a nice family in Camarillo.  She had 8 brothers and sisters, but seems to be enjoying her new adopted sisters Kinzie (our 10 year old Jack Russel) and Sylvie (our 2 year old Lab) just fine.  Of course she's getting the royal treatment of sleeping in bed with us and being served warm meals and getting tons of attention.  I think I better figure out how to get her sleeping in her own bed before she gets too much bigger!
